August 2020 single-family homes sales came in at a total of 88 sales. This is down by five from August 2019 which had 93 home sales. Both the median list price and the median sales price significantly increased from 2019. Total single-family homes sold in the month of July 2020 totaled 100 sales. This is up by 25 sales compared to July 2019 with 75 homes sold. The median sold price for the month was also up significantly at $318,350 compared to $255,000 in 2019, and the average days on market (DOM) dropped from 82 DOM to 65 DOM. In May there were 50 home sales in the Lake Sunapee Region, 15 sales less than what sold in May 2019. The median sales price increased by $35,000 and the average Days on Market dropped from 117 to 88. Total home sales for the Lake Sunapee Region in the month of April came in at 45 bringing the cumulative sales to 173 for 2020. The median sales price was $235,000 ($5,000 above April 2019) and the average Days on Market (DOM) for the month was 103. Although the DOM seems high, we are seeing a lot of old inventory go under contract and close. At the same time, we are watching new to the market homes go under contract quickly, sometimes within only a few days of when they are listed. The numbers are in for the first week of April 2020. As you'll see in this post, the trend of more homes going under contract compared to 2019 continues. At the same time, new listing inventory is down 50% compared the first week of April in 2019. Check out the comparison here!

This March the Lake Sunapee Region had 51 home sales with a median list price of $274,900 and a median sales price of $267,250. That’s a $35,000 increase in list price and a $39,000 increase in sales price from March of 2019. Average Days on Market decreased from 104 in March 2019 to 81 in 2020. Total home sales for the Lake Sunapee Region totaled 37 for the month of February bringing cumulative sales to 77 for the year. The median sales price was $240,000. Home sales are up slightly from February 2019 where we saw 35 sales with a median sold price of $218,000. Out of the 16 towns included in this data, Wilmot, NH saw the highest number of sales with six homes sold. Below you’ll find the list of home sales broken down by town. Learn more.

This January, home sales in the Lake Sunapee Region totaled 40! That’s 16 more sales compared to January 2019, and a record high since we began collecting homes sales data in 2005. The median sales price did slip down from $259,875 in 2019 to $242,000, and the average days on market clocked in at 92. Grantham saw the most home sales with seven homes sold. Learn more.
