New Hampshire Real Estate Market Update
Statewide, single-family home sales in New Hampshire remained active, with 7,765 homes sold from January 1 through August 31. The median sold price increased from $535,000 in July to $540,000, while the median list price also rose slightly from $529,900 to $535,000. On average, homes went under contract in 28 days, with half selling in just over a week. At the time of this writing, there were 3,731 residential properties available for sale across New Hampshire, including single-family homes, condos, and mobile homes.

Sunapee Region Real Estate Market Update
In the Sunapee Region, 62 single-family homes sold in August, bringing the year-to-date total to 341. So far in 2025, 41 condos and 15 mobile homes have also sold throughout the region.
The median list price for August was $512,499, and the median sold price came in just under that at $510,000. These sales have increased the cumulative year-to-date median list price to $494,900 and the median sold price to $489,000. On average, homes have taken 34 days to go under contract, with a median of 10 days. Click here to view the homes that sold in the Sunapee Region in August.
At the time of this writing, there were 152 single-family homes, 11 condos, and 6 mobile homes actively listed for sale in the Sunapee Region, a slight increase from July. The average days on market for these active listings is 74, with a median of 51.
