Sunapee Region Home Sales, October 2025

New Hampshire Real Estate Market Update
As of the end of October, a total of 15,099 residential properties have sold across New Hampshire, including 10,298 single-family homes, 3,607 condos, and 1,194 mobile homes. The median sold price for single-family homes held steady at $540,000, just above the median list price of $537,750. While average and median days on market remained at 28 and 9 days.

As of November 6, there were 2,415 single-family homes for sale across the state, down from 2,648 in September. The median list price for active single-family listings was $616,950, down from $639,900 the month before. The average days on market for these active listings increased slightly to 77, up from 72 in September.


Sunapee Region Real Estate Market Update
In October, 55 single-family homes sold in the Sunapee Region. The median list price for the month was $560,000, while the median sold price came in slightly lower at $550,000. Homes spent an average of 40 days on the market, with a median of 21 days. Take a look at the single-family homes that sold in the Sunapee Region this October.

From January through October, a total of 524 residential properties have sold across the region, including 454 single-family homes, 51 condos, and 19 mobile homes. The median list price for single-family homes is now $507,000, with a median sold price of $500,000. Homes went under contract in an average of 34 days, with a median of 11.

As of November 6, there were 106 single-family homes for sale in the Sunapee Region. The average days on market for these listings was 88, with a median of 67. Including condos and mobile homes, the total number of active residential listings was 118.
