The highest-priced sale of the year closed at $9,500,000 at 78 Jobs Creek Road in Sunapee. This property included 7.3 acres and approximately 608 feet of lake frontage. The lowest-priced waterfront sale closed at $650,000 and was located in the waterfront community of Blodgett’s Landing in Newbury.
Among the 14 waterfront homes that sold in 2025, pricing outcomes reflected a wider range between seller pricing expectations and final sale prices. On average, closed sales represented a 10.2% decrease from original list price to sold price.
Additional context is provided by the number of waterfront listings that did not sell by year end. In 2025, nine Lake Sunapee waterfront homes remained unsold. By comparison, three homes remained unsold at the end of 2024, two in 2023, and six in 2022.
