New Hampshire Real Estate Market Update
In January, 974 residential properties sold across New Hampshire, including 666 single-family homes, 230 condos, and 78 mobile homes. The median list price for single-family homes was $545,000, while the median sold price came in at $540,458. Homes went under contract in an average of 44 days, with a median of 23 days.
As of January, 1,454 single-family homes were listed for sale across New Hampshire, compared to 1,303 in January 2025, 1,052 in January 2024, and 1,048 in January 2023.

Sunapee Region Real Estate Market Update
In January, 23 single-family homes sold in the Sunapee Region. The median list price for the month was $489,900, and the median sold price was $500,000. Including condos and mobile homes, a total of 25 residential properties sold in the region during the first month of the year.
As of early February, there were 62 single-family homes actively listed for sale in the Sunapee Region. Inventory typically begins to increase more significantly in April, aligning with broader statewide patterns.
