Sunapee Region Home Sales - March 2026

New Hampshire Real Estate Market Update – January through March 2026

This update reviews the latest New Hampshire housing market activity for 2026, including home sales, pricing trends, and days on market across the state.

Through the first three months of the year, 2,989 residential properties have sold across New Hampshire, including 1,928 single-family homes, 832 condos, and 229 mobile homes. The median list price for single-family homes was $533,950, while the median sold price came in at $530,000. Homes went under contract in an average of 44 days, with a median of 16 days.

As of April 6, there were 1,516 single-family homes actively listed for sale across New Hampshire.

Sunapee Region Real Estate Market Update

In March, 26 single-family homes sold in the Sunapee Region. The median list price for the month was $425,000, while the median sold price came in at $423,750. Homes spent an average of 51 days on the market, with a median of 18 days.

Year to date, 65 single-family homes have sold across the Sunapee Region. This is lower than the same period in 2025, when 93 homes had sold, and 2024, with 80 sales, and closer to 2023, which saw 63 sales. Take a look at the full list of single-family home sales.

For single-family homes sold this year, the median list price was $450,000 and the median sold price was $432,000. Homes took an average of 58 days to go under contract, with a median of 24 days.

As of April 6, there were 58 single-family homes actively listed for sale in the Sunapee Region. Inventory typically begins to increase more noticeably in April and May, and based on the number of value conversations we are having with homeowners over the past month, we do anticipate an increase in homes for sales in the next few weeks.

For Buyers:
As we move into the spring market, open house activity has started to increase across the Sunapee Region. Touring properties can be a helpful way to better understand what is available and refine your criteria as you continue your search.

Seeing homes in person often helps clarify your must-haves, nice-to-haves, and deal breakers, especially as new inventory comes on the market.
