New Hampshire Real Estate Market Update – January through April 2026
This update reviews the latest New Hampshire housing market activity for 2026, including home sales, pricing trends, and days on market across the state.
Through the first four months of the year, 4,155 residential properties have sold across New Hampshire, including 2,659 single-family homes, 1,168 condos, and 328 mobile homes. The median list price for single-family homes was $539,900, while the median sold price came in at $540,000. Homes went under contract in an average of 42 days, with a median of 13 days.
As of early May, there were 1,975 single-family homes actively listed for sale across New Hampshire, providing a snapshot of current inventory levels as the spring market continues to develop.

Sunapee Region Real Estate Market Update
In April, 29 single-family homes sold in the Sunapee Region. The median list price for the month was $625,000, while the median sold price came in at $610,000. Homes spent an average of 74 days on the market, with a median of 20 days.
Year to date, 94 single-family homes have sold across the Sunapee Region. Including condos and mobile homes, a total of 107 residential properties have sold so far in 2026.
For single-family homes sold this year, the median list price was $494,450 and the median sold price was $485,000. Homes took an average of 63 days to go under contract, with a median of 23 days.


As of early May, there were 80 single-family homes actively listed for sale in the Sunapee Region. Inventory levels have increased from earlier in the spring, which aligns with typical seasonal patterns. However, new listing activity has also been more limited this year compared to the past two, with 75 homes coming to market in April compared to 113 in 2025 and 108 in 2024, more in line with 2023 levels (see chart below). The limited number of new listings coming on the market aligns with the slower pace of closed sales seen so far this year.

For Buyers:
With new listing activity coming on at a more measured pace this year, the number of available homes may remain limited compared to recent seasons. For buyers, this makes preparation especially important.
Taking time now to clearly define your must-haves, nice-to-haves, and deal breakers can help you better evaluate opportunities as they come to market. Touring homes and revisiting your criteria along the way can also help refine what matters most (make sure to share this insight with your realtor so you’re on the same page).
In certain price points and property types, we are still seeing competition in the form of multiple offers, with sellers weighing not only price but also factors such as contingencies, timelines, and overall transaction structure.
Beyond the features of the home itself, it can be helpful to think through why you are planning to buy and what a move would mean for you this year. Understanding how a purchase fits into your broader plans can make it easier to make informed decisions when the right property becomes available.
With fewer homes coming to market, having that clarity in place can help you move forward with confidence when an opportunity aligns with your goals.

We are seeing more offers include home inspections, such as general building, water, sewer, and radon air, etc., along with an increase in home sale contingencies. Cash offers are still out there, but many buyers are also choosing to finance, even when they have the ability to purchase with cash.
At the same time, buyer activity is still very much present. Over a recent weekend, we held six open houses across four newly launched listings in the Sunapee Region, all of which were extremely well attended. Buyers are out there and actively looking.
What has changed is how buyers are evaluating homes. There is a greater level of attention to how a property is positioned relative to the market, and buyers are more selective about what they are willing to move forward with.
