Sunapee Region Home Sales - May 2026

New Hampshire Real Estate Market Update – January through May 2026
This update reviews the latest New Hampshire housing market activity for 2026, including home sales, pricing trends, and days on market across the state.

Through the first five months of the year, 5,770 residential properties have sold across New Hampshire, including 3,708 single-family homes, 1,590 condos, and 472 mobile homes. The median list price for single-family homes was $549,900, while the median sold price reached $550,000. Homes went under contract in an average of 38 days, with a median of 10 days.

As of early June, there were 2,494 single-family homes actively listed for sale across New Hampshire, continuing the typical seasonal increase in available inventory.


Sunapee Region Real Estate Market Update
In May, 36 single-family homes sold in the Sunapee Region. The median list price for the month was $492,450, while the median sold price came in at $507,300. Homes spent an average of 20 days on the market, with a median of 7 days.

Year to date, 130 single-family homes have sold across the Sunapee Region.

For single-family homes sold this year, the median list price was $494,450 and the median sold price was $489,800. Homes took an average of 51 days to go under contract, with a median of 13 days.

As of early June, there were 113 single-family homes actively listed for sale in the Sunapee Region with a median list price of $700,000. Of those active listings, nearly 30% were priced over one million and had an average days on market of 45. The highest priced home on the market was listed at $6,495,000 on Pleasant Lake in New London. In May, 85 new listings came to market.

 

KEY TIPS FOR BUYING OR SELLING IN TODAY’S MARKET

For Buyers:
This week, a buyer asked us a question we thought others may be wondering too: “What happens if a seller is not offering buyer agent compensation?

The short answer is that it does not automatically mean you cannot purchase the home.

Depending on how your buyer representation agreement is structured and how an offer is negotiated, buyers may have several potential paths available. In some situations, compensation may be requested as part of the offer terms. In others, buyers may choose to structure it differently.

For example, here are a few options that we frequently  see.
1. The buyer pays their agent at closing
2. The sales price is increased to accommodate the buyers commission obligations. 
3. There is a seller concession towards the buyers closing costs and the buyer then pays their agent at closing. 

What this question also highlights is the importance of understanding not just your buyer representation agreement, but also how offers are structured.

Price is only one part of an offer. Depending on the seller’s goals, factors such as timelines, contingencies, financing terms, requests for compensation, and overall transaction structure may all play a role in how an offer is evaluated.

Understanding your options and asking questions throughout the process can help you make more informed decisions as a buyer. For Sellers:
One of the questions we hear most often from homeowners is: “What should I be looking for when choosing an agent?”

While list price often gets the attention, what matters most is where a home ultimately closes and how efficiently the process moves from launch to closing.

Pricing strategy, marketing, negotiation, communication, and how a property is positioned all play a role in the final outcome. Buyers are paying close attention to value, condition, timing, and how a home compares to competing options.

Through June 1, single-family homes represented by our team sold at an average of 101.1% of asking price compared to a market average of 95.2%, and averaged 27 days on market compared to 51 days across the broader Sunapee Region market.

Every property and situation is different, but these numbers are a good reminder to look beyond list price and ask questions about strategy, positioning, and how success is measured.
