New Hampshire Real Estate Market Update – January through June 2026
This update reviews the latest New Hampshire housing market activity for 2026, including home sales, pricing trends, and days on market across the state.
Through the first six months of the year, 7,875 residential properties have sold across New Hampshire, including 5,184 single-family homes, 2,060 condos, and 631 mobile homes. The median list price for single-family homes was $550,000, while the median sold price reached $558,500. Homes went under contract in an average of 33 days, with a median of 8 days.
As of early July, there were 2,821 single-family homes actively listed for sale across New Hampshire.

Sunapee Region Real Estate Market Update – June 2026
In June, 51 single-family homes sold in the Sunapee Region. The median list price for the month was $550,000, matching the median sold price of $550,000. Homes spent an average of 23 days on the market, with a median of 7 days.
Year to date, 182 single-family homes have sold across the Sunapee Region. Including condos and mobile homes, a total of 213 residential properties have sold so far in 2026. For single-family homes, the median list price was $497,000 and the median sold price was $490,000. Homes took an average of 43 days to go under contract, with a median of 11 days.
As of early July, there were 159 single-family homes actively listed for sale in the Sunapee Region. Of those active listings, 42 homes (26%) were priced over $1 million, with a median of 49 days and an average of 48 days on the market. The highest priced home on the market remained listed at $6,495,000.

KEY TIPS FOR BUYING OR SELLING IN TODAY’S MARKET
For Buyers:
Recently, we spoke with a buyer who found themselves in a difficult situation. After making an offer on a home that ultimately didn't come together, the property returned to the market. At that point, the buyer wanted to work with a different agent because they didn't feel they had received the guidance they were looking for throughout the process.
Unfortunately, they had signed an exclusive buyer representation agreement that covered that property, meaning they were legally obligated to continue working with the original agent unless they were released from the agreement. When they asked to be released, the request was declined.
The takeaway isn't that buyer representation agreements are something to avoid. In fact, they play an important role in establishing the working relationship between a buyer and their agent. The key is understanding what you're signing before you sign it.
Take time to interview the agent you want representing your interests. Ask questions about how they communicate, how they approach negotiations, and how they'll guide you through decisions when challenges arise. Also remember that the length and scope of a buyer representation agreement are negotiable. Depending on your situation, the agreement may be written for a shorter period of time or even be limited to a specific property.
Choosing representation is one of the first decisions you'll make as a buyer. Making an informed decision upfront can help you feel more confident throughout the home buying process.
For Sellers:
One common theme we've noticed this summer has very little to do with the market itself.
Many of the sellers we're working with are juggling packing, cleaning, organizing, scheduling movers, preparing for closing, and getting ready for their next home all at the same time. It's easy to underestimate how physically and emotionally demanding a move can be.
One piece of advice we often share is to think about where hiring help could make the biggest difference. Whether it's bringing in a professional cleaner before listing or after moving out, hiring movers, renting portable storage, or working with a stager before your home goes on the market, these services can often save far more than just time. They can reduce stress, free up energy, and allow you to focus on the many decisions that come with a move.
Your time has value. Sometimes one of the best investments you can make during the selling process isn't in your home. It's in giving yourself the support you need to get through the move with a little less stress.
