New Hampshire Real Estate Market Update – January through July 2026
Through the first eight months of 2026, 11,950 residential properties have sold across New Hampshire, including 8,113 single-family homes, 2,934 condos, and 903 mobile homes.
For single-family homes, the median list price was $559,000, while the median sold price was $562,000. Homes spent an average of 30 days on the market, with a median of 8 days.
As of September 8, there were 2,996 single-family homes actively listed for sale across New Hampshire, with a median list price of $625,000.
Sunapee Region Real Estate Market Update – August 2026
In August, 53 single-family homes sold across the Sunapee Region. The median list price was $499,900, while the median sold price was $500,000. Homes spent an average of 24 days on the market, with a median of 11 days.
Year to date, 301 single-family homes have sold across the Sunapee Region. Including condos and mobile homes, a total of 346 residential properties have sold so far in 2026. For single-family homes, the year-to-date median list and sold prices were both $525,000. Homes spent an average of 35 days on the market, with a median of 10 days.
As of September 8, there were 148 single-family homes actively listed for sale in the Sunapee Region, with a median list price of $599,000. That is the same number of active single-family homes recorded in early August.
In August, 88 new single-family homes came to market, compared with 89 in July. As illustrated in the chart below, new listing activity has remained relatively consistent since May but below the levels recorded during the same period in 2024 and 2025.



KEY TIPS FOR BUYING OR SELLING IN TODAY’S MARKET
One shift we're seeing in the current market is more buyers choosing to conduct home inspections rather than waive them. We're also seeing more conversations and negotiations come up after inspections are completed.
For sellers, this is a good reminder that your negotiation strategy shouldn't end once you accept an offer. Before your home goes under contract, talk with your agent about how you plan to approach negotiations at two different points in the sale.
First, what matters most to you when evaluating an offer? Price is important, but so are the inspection terms, financing, closing timeline, and other contingencies.
Second, what happens if the buyer comes back with concerns after the inspection? Thinking through some of those “what if” scenarios ahead of time can help you understand where you have flexibility, what solutions may fit within your budget, and where you may not be willing to compromise.
For buyers, planning ahead is important too. Before making an offer, talk with your agent about what you hope to learn from an inspection and how you might respond if an issue is uncovered. An inspection can provide valuable information about a home, but deciding what, if anything, to ask the seller to address is also part of the negotiation.
You can't anticipate every issue that may come up when buying or selling a home, but you can have a plan for how you'll make those decisions if they do.
