KEY TIPS FOR BUYING OR SELLING IN TODAY'S MARKET
One situation we've encountered a couple of times recently involves sellers receiving an offer on their home prior to going on the market. Sometimes it's a friend, neighbor, or someone who heard through the grapevine that the owners are planning to sell.
At first glance, an offer like this can be appealing. The possibility of selling without showings, open houses, or the uncertainty of putting your home on the market may sound like a good opportunity. But before agreeing to an offer, there are some important questions worth considering.
- How does the offer compare to your home's market value? Without exposing your home to the broader market, it can be difficult to know what other buyers might be willing to pay.
- Do the terms work for you? Financing, contingencies, inspections, and closing timelines can all affect whether an offer meets your needs.
- What are you giving up in exchange for convenience? Consider whether avoiding the listing process is worth the potential tradeoffs.
An offer before your home is listed can be a great opportunity, but it doesn't have to be your only opportunity. Rather than feeling pressured to accept, consider it a starting point for negotiations.
