New Hampshire Real Estate Market Update – January through July 2026
This update reviews the latest New Hampshire housing market activity for 2026, including home sales, pricing trends, inventory levels, and days on market across the state.
Through the first seven months of the year, 9,973 residential properties have sold across New Hampshire, including 6,715 single-family homes, 2,500 condos, and 758 mobile homes. The median list price for single-family homes was $553,165, while the median sold price reached $560,000. Homes went under contract in an average of 31 days, with a median of 8 days.
As of early August, there were 2,874 single-family homes actively listed for sale across New Hampshire with a median list price of $645,000.
Sunapee Region Real Estate Market Update
In July, 66 single-family homes sold in the Sunapee Region. The median list price for the month was $595,000, while the median sold price reached $605,812. Homes spent an average of 24 days on the market, with a median of 8 days.
Year to date, 248 single-family homes have sold across the Sunapee Region. Including condos and mobile homes, a total of 286 residential properties sold so far in 2026. For single-family homes, the median list price was $539,000, while the median sold price reached $525,000. Homes spent an average of 38 days on the market, with a median of 9 days.
As of early August, there were 148 single-family homes actively listed for sale in the Sunapee Region with a median list price of $599,449. New listing activity continued to increase through July with 89 homes coming to market. While that follows the typical seasonal pattern, it remains below the levels seen during the summers of 2024 and 2025, as illustrated in the chart below. Homes that sold in July had a median of just 8 days on market.


KEY TIPS FOR BUYING OR SELLING IN TODAY’S MARKET
One question that came up during our recent Home Seller Workshop in July was, "How do I buy a home and sell my current home at the same time?"
The answer is that there isn't one "right" way to approach it. Every situation is different, and the best strategy depends on your financial position, your timeline, and the current market.
Some homeowners choose to sell first before beginning their home search. Others purchase before selling, use a home sale contingency, negotiate a delayed closing or post-closing occupancy agreement, or explore bridge financing. Each option has advantages and tradeoffs.
The biggest mistake we see is waiting until you've found the perfect home to start thinking through the logistics. Having a plan in place before you list your home or begin touring properties gives you more flexibility and allows you to make decisions with confidence when opportunities arise.
