New Hampshire Real Estate Market Update – January through September 2026
Through the first nine months of 2026, 13,787 residential properties have sold across New Hampshire, including 9,418 single-family homes, 3,315 condos, and 1,054 mobile homes.
For single-family homes, the median list price was $559,900, while the median sold price reached $565,000. Homes spent an average of 30 days on the market, with a median of 8 days.
As of October 5, there were 3,087 single-family homes actively listed for sale across New Hampshire, with a median list price of $599,900.
Sunapee Region Real Estate Market Update – September 2026
In September, 61 single-family homes sold across the Sunapee Region. The median list and sold prices were both $520,000. Homes spent an average of 42 days on the market, with a median of 27 days.
Year-to-date, 361 single-family homes have sold across the Sunapee Region. Including condos and mobile homes, a total of 411 residential properties have sold so far in 2026. For single-family homes, the median list price was $525,000, while the median sold price was $521,350. Homes spent an average of 37 days on the market, with a median of 11 days.
As of October 5, there were 155 single-family homes actively listed for sale in the Sunapee Region, with a median list price of $559,000. Of those active listings, 83, or approximately 54%, have had at least one price reduction since coming on the market.


KEY TIPS FOR BUYING OR SELLING IN TODAY’S MARKET
One number caught our attention when looking at the current inventory in the Sunapee Region is that more than half of the single-family homes currently for sale have had a price reduction.
For buyers, that is a good reminder that there may be more flexibility in today's market than you realize. A price reduction doesn't necessarily mean a seller will accept another reduction, but it may signal an opportunity to have a conversation with your agent about the home and your offer strategy.
How long has the home been on the market? Has the price changed more than once? Has it gone under contract before? What other terms may matter to the seller? These questions will help you better understand where there may be room to negotiate.
For sellers, this is a good reminder to have a strategy session with your agent before your home hits the market. How will you evaluate showing activity and buyer feedback? How long are you comfortable being on the market? And if a price adjustment becomes part of the conversation, what will factor into that decision?
