While April can be a nice exit from winter, the weather really doesn't start to improve until May and we are finally here! Following February trends, March remained a slow month for real estate activity in the Lake Sunapee Region. There were 27 single-family homes sales contributing to a year-to-date total of 80 sales. The median sales price for March came in at $460,000, bringing the cumulative median sales price for 2024 to $414,000. Click to read more!

Inventory remains a challenge in the Sunapee region and New Hampshire. Out of the 16 towns in the Sunapee Region there are only 47 for sale with a median list price of $549,000. In January 2024 there were 31 single family homes sales in the Sunapee Region, up from 19 in 2023. The median sales price for the month was $380,000, down $10,000 from January 2023. Read more in our January Monthly Real Estate Market Update.

2023 was a tumultuous year for real estate with media headlines pointing to high interest rates and dwindling housing inventory. Home buyers and sellers shared their unease about the market, and many decided to hold off, watch and wait. In this post, we are going to look at real estate numbers for the State of New Hampshire and the Sunapee Region, as any important real estate decision should begin with accurate data.

As the first 6 months of 2023 close out, the median sales price for the Sunapee Region sits at $417,250 up from $365,000 for the same time period in 2022. The total number of homes sold in our region since January 1 is 164, down 78 sales from 2022. Read our June Market Report here.

Inventory locally and statewide is finally showing signs of improvement. For the majority of this year, there have been less than 950 single family homes* available for sale. At the writing of this post, there were over 1,386 single family homes for sale in New Hampshire with a median list price of $630,000. Read the full report here.
